1. Who we are
These Terms & Conditions ("Terms") govern bookings made directly through this website for apartments operated under the trading name "L'Atelier Riga" in Vecrīga, Riga, by SIA Igel, a company registered in the Republic of Latvia under registration number 50203622211, registered address Uguns iela 6, LV-1024, Riga, Latvia ("we," "us," "SIA Igel"). By completing a booking through this website, you ("you," "the guest") agree to these Terms.
2. What these Terms cover
These Terms apply only to bookings made directly through this website. Bookings made through Airbnb, Booking.com, or any other third-party platform are governed by that platform's own terms, not these.
3. Booking and contract formation
A booking request is an offer to enter into a contract with us. The contract is concluded, and becomes binding on both parties, once we confirm your booking and full payment has been successfully processed.
We reserve the right to decline or cancel a booking before it is confirmed — for example, if the requested dates are unavailable, if we suspect fraudulent activity, or if we're unable to verify the information provided.
4. Prices and payment
- All prices are quoted in EUR and are inclusive of Riga's municipal accommodation tax (currently €0.89 per guest per night, capped at €8.90 per continuous stay), VAT where applicable, and any service charges. Nothing further is added at check-in.
- Full payment is due at the time of booking and is processed via Stripe. We do not store your card details — these are handled directly by Stripe.
5. Why the standard EU "cooling-off" period doesn't apply
Under EU and Latvian consumer law, the standard 14-day right of withdrawal that usually applies to online purchases does not apply to accommodation bookings for a specific date or period (Article 16(l) of Directive 2011/83/EU). This means your ability to cancel and receive a refund is governed entirely by the cancellation policy in Section 6, not by a separate statutory cooling-off right.
6. Cancellation and refund policy
- Cancel 14 or more days before your check-in date: full refund (100% of the amount paid).
- Cancel 5–13 days before your check-in date: 50% of the amount paid is refunded; the remaining 50% is retained.
- Cancel less than 5 days before check-in, or fail to arrive (no-show): no refund.
- To cancel, contact us at eriks.igenbergs@ezisu-kalns.com or +371 27526886. Your cancellation takes effect on the date we receive it, not the date you decide to cancel.
- If we need to cancel a confirmed booking (for example, due to unforeseen damage making the apartment unusable), we will offer you a full refund or, where possible, a comparable alternative apartment for the same dates. We are not liable for any further loss or expense you incur as a result (see Section 12).
7. Check-in and check-out
- Check-in: from 15:00 on the arrival date.
- Check-out: by 10:00 on the departure date.
- Check-in and check-out are self-service, using a key box. Access instructions and the key box code will be sent to you before arrival.
- Early check-in or late check-out may be available on request, subject to availability, and may carry an additional charge — ask us in advance.
- You are responsible for keeping the key box code confidential and for the security of the keys while in your possession. If a key or key box fob is lost, a fee of €25 applies.
7A. Guest registration (required by Latvian law)
Latvian law requires us, as an accommodation provider, to collect a signed declaration and verify identity documents for foreign guests staying at the property, and to report the number and nationality of guests hosted to the relevant authorities. Because check-in is self-service, we will ask the lead guest to complete a short online registration/declaration form before arrival, and to have valid photo ID (passport or national ID card) ready for each guest in the group where required. A booking may not be able to proceed until this is completed. This is a legal requirement independent of any information you may have already given to a booking platform.
8. House rules
- Pets are welcome.
- Strictly no smoking inside the apartment. A cleaning/odour-removal fee of €100 applies if this rule is broken, charged to the payment method used for your booking.
- No parties or events of any kind are permitted on the property.
- Please be considerate of our neighbours, particularly in the evening and at night — this is a residential building, not a hotel.
- The apartment must not be occupied by more guests than the number booked.
- Subletting or re-listing the apartment on any other platform is not permitted.
We may share further apartment-specific information (e.g. Wi-Fi details, appliance instructions) in your pre-arrival messages — these form part of these Terms.
9. Guest conduct and liability for damage
You are responsible for leaving the apartment in the condition you found it, normal wear and tear excepted. You will be charged the reasonable cost of repairing or replacing anything damaged, lost, or excessively soiled during your stay, and for professional cleaning if the apartment is left in a condition requiring more than standard cleaning. We will always explain the charge and provide evidence before applying it.
We may end your stay immediately, without refund, if you or a member of your group causes serious damage, engages in illegal activity, or otherwise seriously breaches these Terms (including the no-parties or no-smoking rules) in a way that we reasonably determine is likely to harm the property, other guests, or neighbours.
10. Your responsibilities
You confirm that the information you provide when booking is accurate, that you have the legal capacity to enter into this contract, and that you and your group will comply with Latvian law during your stay. Arranging your own travel insurance is your responsibility; we do not provide it.
11. Force majeure
Neither party is liable for failing to perform its obligations under these Terms where that failure results from circumstances beyond its reasonable control (for example, natural disaster, fire, flood, government action, or utility failure). Where this affects your stay, Section 6 (host-initiated cancellation) applies.
12. Our liability
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, or for any other liability that cannot be limited or excluded under Latvian law.
Subject to that, our total liability to you in connection with your booking is limited to the total amount you paid for that booking. We are not liable for indirect or consequential losses (for example, lost earnings or the cost of alternative travel arrangements), or for your personal belongings left in the apartment.
13. Complaints
If something isn't right during your stay, please contact us as soon as possible at eriks.igenbergs@ezisu-kalns.com / +371 27526886 so we can try to fix it while you're still there. For complaints after your stay, write to eriks.igenbergs@ezisu-kalns.com; we aim to acknowledge your complaint within a few days and resolve it as quickly as reasonably possible.
If we're unable to resolve a complaint directly, Latvian consumers may refer the matter to:

14. Governing law and jurisdiction
These Terms are governed by the laws of the Republic of Latvia. Any dispute arising from these Terms or your booking is subject to the exclusive jurisdiction of the Latvian courts, without prejudice to any mandatory consumer-protection rights you may have under the law of your own country of residence.
15. Changes to these Terms
We may update these Terms from time to time. The version in force at the time you make a booking is the version that applies to that booking.
